Case Study 2: Preparation of a lease plan drawing for the car park at an existing development in the London Borough of Wandsworth
jasplanservices was appointed by Houston Lawrence Estate Management to provide a drawing required for the car park lease serving two adjacent office buildings. The existing property title was held in two land registry titles and the scans of these were supplied. Requirements for the plan were also e-mailed and discussed by telephone.
There being no CAD based information supplied jasplanservices purchased the latest Ordnance Survey 'Superplan' information in CAD form. The information on the plan would provide the basis for the plan and the required surrounding detail. Purchasing OS data in this way also saved the client the considerably greater cost of a full site survey. It was necessary to gather more information by inspection and measurement on site to augment the OS detail. Having made the necessary arrangements and approval to access the site, jasplanservices visited the site to measure all the extra detail needed for the lease plan. This included not only the parking spaces themselves but extra detail such as boundary walls, adjacent stepped entrances and brick planters. It was also noted that in one important area the Ordnance Survey detail had been over simplified and the correct building line for the adjacent office block was measured and correctly plotted to ensure that the plan would not only be correct for the Lease but also when being used on site.
The morning's measurement detail was used to add to and amend the Ordnance Survey CAD plan in the afternoon. Also added was the coloured boundary line and car park numbering. Finally a title block was added to the plan ensuring that the scale and North Point were correctly applied to ensure Land Registry compliance. The client was pleased to receive their lease plan the day after the site visit.
