Case Study 1: Preparation of legal drawings for a development in Battersea
jasplanservices was appointed by Ipsus Developments Limited to provide all the drawings required for the conveyancing on a 14 unit development in SW11. The development was partly houses and some flats. The existing freehold was in three parts. Initially jasplanservices attended a meeting between the client, solicitor and estate management team. Details regarding the site were discussed. In particular the solicitor was able to agree how the plans would be presented. The Estate Management team would deal with any queries regarding ongoing responsibility for the shared areas once the development was complete and occupied so particular attention was paid to the allocation of parking and bin stores and the extent of vehicular access so that these could be shown clearly on the plans.
Prior to the meeting jasplanservices was provided with:- the site survey
- architectural and engineering CAD plans for the development
- PDFs of the three different Land Registry titles
- PDF of a plan showing the extent of the highway land immediately adjacent to the development.
jasplanservices prepared the plans in accordance with the principles agreed at the meeting and sent PDFs of all the plans just three working days after the meeting for the approval of the developer and their solicitors. This included an overall site conveyance plan at 1:500 and individual plot plans at 1:100. These were all at A3 size so the developer and solicitor would be able to print these on their own printers without employing the services of a third party reprographic printing service. This would also avoid having to resort to printing at a reduced plan size with the potential for doubt about the resultant plans' scale and the errors that all too often ensue.
Some minor revisions were incorporated on the original 'for approval' plans and these were issued in readiness for the forthcoming sales launch of the development. The client was pleased with both the finished plans and with the saving of their time and effort as a result of jasplanservices capably dealing with any further variations direct with the solicitor
